Understanding VA Loans
VA loans are mortgages granted to veterans, service members on active duty, members of national guards, reservists, or surviving spouses, and are guaranteed by the U.S. Department of Veterans Affairs (VA). As long as the person holds a DD 214 document showing honorable discharge, they may qualify. VA loans are designed to assist military personnel with home ownership and maintain the lowest foreclosure rates of all broad-category mortgages in the U.S.
The VA Funding Fee
The VA funding fee is a one-time charge designed to offset the cost of the program to U.S. taxpayers. The fee varies from 0% to 3.3% depending on the down payment, whether you've used the program before, and your service-connected disability status. This fee is usually rolled directly into the loan amount itself.
Important Exemption: Veterans with 10% or more service-connected disability are entirely exempt from paying the VA Funding Fee.

Cons of VA Loans

- No Fixer-Uppers. VA appraisals mandate the property meets strict minimum property requirements for safety and sanitation.
- Primary Residences Only. VA loans strictly prohibit usage for investment properties or empty, unimproved land.
Extra Payments and Affordability
Similar to standard mortgages, there are no prepayment penalties for VA loans. You have the right to prepay at any time, decreasing cumulative interest dramatically over the life of the loan. While VA lenders examine debt-to-income (DTI) requirements, guidelines offer flexibility if compensating factors (like substantial savings) exist.
